The main road of Lefkada is at good distance, traffic is not heard up here.

Traffic? There is no such thing in Lefkada, except July And August. You will only hear it if the wind blows from the East.

When I first saw the villa, I felt how much work, money and soul were thrown at this home. 

The owners truly loved this place and I felt how sad they are to let it go.

One of their sons was there also. He was already sad and the house hasn’t even been put on the market.

My first thought when I walked in: these terraces must have costed a fortune.

 Try and do that now.

 Not only will it take forever, but it’s also terribly expensive.

The owners later confirmed that the landscaping and gardens cost as much as building of the villa.

There is one issue, not related to the house, but affects the whole island of Lefkada. Problems with water during summer. Easily solved by buying more water tanks.

Yes, we do have the occasional storms during winter here in Lefkada. Not as much as Corfu though. Still, enough rain during winter to make Lefkada an evergreen island.

Many times I like letting my pictures do the speaking for me. They are much better at this than me.

In the 6th image you see the pipes where radiators would go should the new owner desire to install central heating.

All furniture except the guest bedroom and third bedroom has been imported from England. The solid wood table in the living room has been handcrafted by the owner.

The fireplace in the living room can easily be transformed into a log burner, by enclosing the open fire space.

The rug is a silk rug. 

The floors are all granite. Out of my own curiosity, I asked (unpolitely) how much was that? 167 euro/sqm.

Lastly, the guest bedroom and third (bed) room - this one can be a home office or children play room.

The guest bedroom (second bedroom) exits to the terrace, next to the glass veranda and has a toilet without a shower.

The bathroom on the hallway has a shower cabin, so is what the guests would use.

The third bedroom of this Lefkada villa for sale is a space the new owner should use as needed. I see a nice home office. It can also be huge dressing room, a playroom, a teenager den, a third bedroom, or whatever you fancy.

This is gloria, the owner speaking to me about their dream:

My husband woke up one day with a silly idea. It all started on a sailing note. We lived in England but loved sailing. After exhausting our own seas, in 1992, we went and sailed on other people's sea. Because we have always loved Greece, we bought a sailing boat here in the Ionian Islands. Finished with the Aegean and the Med and thought we are not getting any younger. We should (finally) settle down.

We realised that through all the place we've been in, Lefkada was the most beautiful one. Somehow Lefkada always brought us back.

me - what did you particularly like so much about lefkada?

Tranquility. Peace. Laid back lifestyle. Beauty. Beaches. Evergreen. Friendly locals.

We heard of this plot through a friend. Came and stood on it. Said: This is a million dollar sea view!!! Bought it without looking at other plots. We wanted to be close to Nidri and Lefkada Town, and also to the airport in Preveza.

i had to ask: how much do you think your plot alone sells on the market for? now in 2024?

The plot alone must be more than 300.000 euros now. Some plots were sold close by with 750.000 euros - 2 plots, smaller than ours.

gloria tells me about the family:

Our family loves it here. They grew up here and learned to swim. It was for us a great family house. Now they are all grown up and travelling the world. But it gave them a great insight, an alternative for life in the UK. Our family side from Canada who are used to beautiful sceneries, came here and they couldn't stop saying WOW. They were blown away by the views.

lastly i ask... why all the landscaping? you knew what you were getting into right?

Probably it was just us being silly. There is a saying that British are born gardeners. We wanted our own stone terraces, the stone plaka exteriors, our own lemon, pomegranate, orange, tangerine, lime trees. With the olive oils, we just needed to care for them, they were already there. Same as 1 cyprus tree and two oak trees. Expenses... same as the house building. No, we didn't know it would cost that much.

The size of the plot of this Lefkada villa for sale is exactly 5,202.6 sqm. When the drone was launched at 120 m altitude, I didn’t realise I needed to fly even further up, to get the entire plot inside one picture. 

That was stupid of me.

These are the floor plans. Like with most buildings in Greece, slight modifications are in place. This does not affect the sale. It is like this with most properties in Greece, as the owners & architects change their minds during the construction phase.

In this case, for example, the guest bathroom at the ground floor was missing. 

As I understood, the michanikos (engineer) is working on making the plan with the bathroom included. 

There is a large storage area in the back of the house where all the other things live. 

The washing machine is outside, in the right side of the villa, under the pergola.

The solar panel is brilliant in this Mediterranean climate. They use it all summer and there is no need for electricity. 

It even works during winter but the water is not as hot.

In winter, when extra hot water is needed, there is an electric immersion unit.

The water tanks on the property hold 2.000 litres.

Grenville and Gloria are not fans or A/C. They didn’t need it. They like keeping the house flowing with natural air. 

They installed one A/C unit in the guest bedroom. Not everyone can cope with the natural air flow.

Should the new owner wish A/C, It is easy to install units in all rooms.

central heating? only if you want...because.... east

The owners never felt the need to warm up the house in winter, more than with the power of the East Sun.

Nevertheless, the pipes are there, for a future central heating with radiators. 

This way, the new owner can choose his preferred type of central heating (gas, petrol, oil). It is not a big job.

The fireplace in the living room is a blessing for any home in Lefkada. 

I lived in quite a few houses in the Med (Spain, Greece, Cyprus) without a fireplace or log burner.

I hated the humidity that never went away. I was always cold. I hated that I never felt truly cosy and warm in winter.

When I got into a house with a log burner everything changed. I enjoyed winter, once more.

There are many properties on this island that you walk into and feel… that nasty humidity. It smells bad, it feel bad, it is bad.

Not this one. There is no mold, no unpleasant smell. It is just the way it should be. Nice, airy and dry.

When buying property in the Greek Islands, it is important to know what else is around it.

As a professional, I am always anxious when looking at plots or properties with empty buildable plots as neighbours. You never know what they will come up with next to you.

For this property, you know 100% what is the vicinity. I am also thinking that such luxury developments raise the value of an area. When it is completed, because it a luxurious complex, the new owner of this villa will probably stay on a more expensive property than when he bought it.

To the left, a project called Sheva is being developed. It is a private complex of luxury villas with private swimming pools. It is sold out and I believe it will be for private use. The owner of Villa Eos says each villa that belongs to this real estate development in Lekfada has been bought by private individuals.

It still doesn’t appear on Google Maps, but it is there, exactly how it looks like in the pictures. They should be finished soon. You can never tell exactly when… It’s Greece…

The plot in Nikiana, Lefkada goes on quite a while until it ends into the mountain. It is hard to believe that anyone would ever want to build here on such a slope. Even if they do, you are so far away, you won’t care. Remember this is a 5.200 sqm plot in Lefkada Greece, with most of it’s area in the back of the house.

There is one house built below, down the road. Because of the terraced terrain and altitude, you can’t even see it. Also, the building permits they give in Lefkada for this area, no tall buildings can be built. Unlike the coast of Spain, which they have managed to ruin with those massively tall buildings. Ughhhh.

Zero stop lights on the island. It is a pleasure to drive in Lefkada with a sea view all the time.

No traffic at all, except July & August when the tourists invade Lefkada.

No need to take the ferry to arrive to Lefkada and get to your newly bought home on a Greek Island. The floating bridge of Lefkada at the entrance of the island makes Lefkas accessible at all times, with no ferry trip needed.

The Preveza PVK airport is just 40 minutes away from home. PVK Airport it is the closest one to Lefkada. Here the PVK airport on Google Maps.

When the closest airport to Lefkada is closed, people fly to Athens and then drive for around 3 hours and half to Lefkada (Nikiana, Nidri areas).

Nikiana, the town this property for sale belongs to, is a few minutes by car. A bakery, some coffee-shops, tool-shop, souvenir shops, pharmacy and a few tavernas. All the basic shopping is done here. There are a few supermarkets and mini markets in Nikiana with everything needed on a daily basis. 

Many beaches in Nikiana and around to choose from. For example in NIkiana – Breath of Zorbas – beach bar, taverna. Here is another one. NV Beach Bar also in Nikiana.

For everything else, you need to go to town. Lefkada Town, the all-year-long-lively capital of the island is only 15 minutes away by car. The Lefkada hospital is here – brand new hospital, quite impressive for a Greek Island. Lidl is here, Sklavenitis supermarket is here, Alfa Beta Vasilopolous is here. everything that you can get on a Greek island is here.

how is the annual weather like in lefkada, IONIAN ISLANDS?

There are 2 seasons in Lefkada. Spring and summer. 

Spring is a long one as it starts late September, and ends with the last days of May. 

In spring, most days are sunny and pleasant. Green everywhere, as the occasional rain takes good care of our island. It is great to spend a few hours each day in the sun. 

Sometimes it is raining for a few hours. But most rains come and go, and we don’t usually have that annoying non-stop rain. No snow at all. No need for winter tires. No need for A/C in the car except summer.

Summer is nice (when there is no heat wave). There are some famous winds here that play around in different directions and create that nice breezy feeling of a Greek Island. That is why Lefkada is so famous for its sailing grounds, wind surfing and kite surfing. When there is a heat wave… like everywhere else – hide in the shade or get yourself wet. 

In the last years we got 2-3 heat waves that last for 1-3 weeks. Like the rest of Greece.

Still for some reason, in Lefkada there are little to no fires during the heat wave. The benefits of living on an ever-green island…

LEFKADA WEATHER

Nidri for some people is just the place where they get the ferry to Meganisi Island.

Nidri for locals and expats living in Lefkada, is the place to be. Very active in summer ,with tourists loving it. Nidri is active enough in winter. The shops that matter to the locals stay open. Nidri is a town with port, beaches and all the beach bars and tavernas it can take.

A few coffee bars, bakeries and places to eat in Nidri remain open all year long. Everything else opens for tourists in summer. Nidri It is the second largest settlement on the island, after Lefkada Town and it is  lived in all year long by locals and expats. They get along perfectly fine. 

Good to know places in Nidri: many supermarkets, this is the largest one, meat shop, fish market, and many others.

Nidri has a gym for ladies and one for gentlemen. Very well equipped with all those scary weight lifting machines.

The golden visa programme in Greece and this property for sale

The lawyers that handle transactions in the Real Estate Market of Lefkada or any other Greek islands can guide with getting your Golden visa in Greece.

It is a highly requested programme in Greece. This is the governmental webpage with the necessary documents to apply for Golden Visa in Greece in 2024.

I also know this property qualifies for getting the golden visa in Greece in 2024.

There have been some changes to the Golden visa law this year. 

After August 31, 2024, for getting the the golden visa in Greece, the investment in property grows from €250k  to 400k or 800k. 

What defines if it is 400k or 800k is the area?

800k for Attica (includes Athens), Thesaloniki, Mikonos, Santorini, plus the islands with a population over 3.100. All other regions fall into the 400k euros area.

The law also required that a single property is bought with a minimum area of 120 sqm.

This property qualifies for getting the Golden Visa in Greece before and after August 31st, 2024.

Foreign investors can still apply for Golden Visa for a 250k property by paying a 10% deposit by September 30th, 2024 with the payment completion by December 31st, 2024, and alternative property completion by April 30th, 2025.
